# How Long Does a VA Appraisal Take in Oklahoma City?

How long does a VA appraisal take in Oklahoma City? It depends on the county. Under the VA fee and timeliness table effective May 1, 2026, appraisers have **8 business days** for homes in Oklahoma County, which covers Midwest City, Del City, Choctaw, Edmond, and most of Oklahoma City near Tinker Air Force Base. Homes in Cleveland County (Norman, Moore), Canadian County (Yukon, Mustang), and most other nearby counties get **10 business days**. ## The Official VA Appraisal Timeline for the OKC Metro

The VA (Department of Veterans Affairs) sets a fee and a deadline for every appraisal it assigns. It publishes both, by state and county, in its [VA appraisal fees and timeliness table](https://www.benefits.va.gov/HOMELOANS/documents/docs/va-appraisal-fees-and-timeliness-table.pdf). Here is what the current table says for the Oklahoma City area.

One detail trips people up: an Oklahoma City mailing address does not tell you the county. Oklahoma City's city limits reach into four counties: Oklahoma, Canadian, Cleveland, and Pottawatomie. A home with an OKC address on the far west or south side of the city can sit in Canadian or Cleveland County and fall under the 10-day standard. Check the county on the listing or the county assessor's site before you count days.

## How the VA Appraisal Clock Works

The clock does not start when your lender places the order. The VA's [appraiser fee and timeliness page](https://www.benefits.va.gov/HOMELOANS/appraiser_fee_schedule.asp) says timeliness starts the first business day after the appraiser is assigned. Weekends and federal holidays do not count.

That means 8 business days is closer to a week and a half on the calendar, and 10 business days is two full weeks. A federal holiday inside that window pushes the due date back one more day.

The same VA page also notes that it can temporarily raise fees and extend deadlines in areas where demand outruns the number of appraisers. Before you lock in a date, ask your lender whether any extension applies when your appraisal is ordered.

The standard is a deadline, not an average. Many appraisals come in sooner. VA's [2023 report to Congress on appraisal delivery times](https://benefits.va.gov/HOMELOANS/documents/congressionalreports/2023-cmr-recommendations-for-improving-appraisal-delivery-times.pdf) found a national average of about 7 business days for purchase loans in early fiscal year 2023. Still, plan around the deadline, not the average.

## What Happens After the Report: The Notice of Value

The appraisal report is not the last step. Most VA lenders work under the Lender Appraisal Processing Program, or LAPP. Under LAPP, a trained lender employee called a Staff Appraisal Reviewer (SAR) reviews the report and issues the Notice of Value, or NOV. The NOV is the official document that states the home's value and any required repairs.

VA's [November 2011 LAPP and SAR newsletter](https://benefits.va.gov/homeloans/documents/docs/lapp_sar_newsletter_november_2011.pdf) sets a 5-business-day standard for the SAR to issue the NOV after the report is uploaded. That is a useful planning guide, but ask your lender to confirm its current review timeline and whether the report needs more work. Your loan cannot move to final approval until the NOV is issued.

Here is a simple way to budget the full stretch from assignment to NOV:

- Oklahoma County: an 8-business-day report standard plus the historical 5-day NOV guide, about 13 business days, or roughly two and a half calendar weeks
- Cleveland, Canadian, and most other metro counties: a 10-day report standard plus the historical 5-day NOV guide, about 15 business days, or roughly three calendar weeks
- Add any gap between your lender's order and the appraiser's assignment, plus any holidays

These are planning estimates, not a guaranteed maximum or a promised closing date. Repairs, value questions, missing documents, and approved extensions can take longer. Leave room in your contract and check the full timeline with your lender.

## What Can Slow a VA Appraisal Down

### The Tidewater process

If the appraiser thinks the value may come in below the contract price, they must pause and alert the point of contact your lender named on the order, often an agent or loan officer. VA's 2023 report to Congress describes this as a 48-hour window for the agent, lender, or buyer to send in sales data that supports the price. This step is called Tidewater. It can protect your deal, but it adds about two business days. ### Required repairs

The appraiser also checks the VA's Minimum Property Requirements, often called MPRs. These are basic safety and livability rules, such as working heat, a sound roof, and no exposed wiring. If the report calls for repairs, they usually must be done and confirmed before closing. That can add days or weeks, depending on the repair.

### Busy season and appraiser supply

Summer PCS season brings more buyers to the Tinker area at the same time. Rural parts of the metro may also have fewer VA appraisers. Neither changes the official standard, but both can affect how quickly an appraiser is assigned and how much slack you have.

## How to Keep Your VA Appraisal on Schedule

- Ask your lender to order the appraisal the day your contract is accepted.
- Confirm the property's county before you count on an 8-day or 10-day standard.
- Leave room beyond the report standard for lender review, and confirm the full closing timeline with your lender.
- Make sure your lender lists a reachable Tidewater point of contact on the order, so a value question does not sit unanswered.
- If you are selling, fix obvious safety issues early so the buyer's appraisal does not trigger a repair cycle.
