# PCS to Fort Carson: A 2026 Guide for Military Families in Colorado Springs

Welcome to the Mountain Post. If you have orders for a PCS to Fort Carson, you are joining a long line of military families who have called this corner of Colorado home. PCS stands for Permanent Change of Station, the military term for moving from one duty station to another. This 2026 guide walks you through what to expect when you move to Fort Carson, the U.S. Army post just south of Colorado Springs and the home of the 4th Infantry Division. We will cover where to live, how housing pay works, schools, healthcare, and daily life at the foot of the Rocky Mountains.

A move is a lot to manage. Our goal is to make the Fort Carson part feel a little smaller and a lot clearer.

## What and Where Is Fort Carson?

Fort Carson is a U.S. Army installation located about eight miles south of downtown Colorado Springs, in El Paso County, Colorado. It covers roughly 140,000 acres and is known as "The Mountain Post."

The post is the home of the [4th Infantry Division](https://home.army.mil/carson/units-tenants/4th-infantry-division), which includes Stryker brigade combat teams, an armored brigade, a combat aviation brigade, and division artillery. The [U.S. Army Garrison at Fort Carson](https://home.army.mil/carson/units-tenants/us-army-garrison-fort-carson) describes its mission as enabling Army readiness in support of national objectives, while supporting the soldiers, families, civilians, and retirees who train, work, and live there. Fort Carson is also home to the [10th Special Forces Group (Airborne)](https://home.army.mil/carson/units-tenants/tenants/10sfg/10sfg-history), which relocated to the post in 1995.

In plain terms, this is a large, busy installation with a strong community and easy access to the mountains.

## Where to Live When PCSing to Fort Carson

Most families who move to Fort Carson either live in on-post housing or settle in one of the surrounding communities. Your choice usually comes down to commute, schools, budget, and the feel you want.

*Approximate one-way drive times to Fort Carson. Times vary with traffic and which gate you use.*

### Fountain

Fountain is the closest off-post city to Fort Carson's main gate, just under 10 miles away. It is a practical, family-friendly choice with newer neighborhoods and short commutes. Many service members pick Fountain because the housing tends to be more affordable and the drive to work is among the shortest you will find.

### Security-Widefield

Just north of Fountain, the Security-Widefield area sits close to the post and offers a mix of established homes and rentals. Commutes are short, and you are near shopping on the south side of Colorado Springs. It is a solid middle ground between Fountain and the city.

### Southern and Central Colorado Springs

If you want city amenities, southern and central Colorado Springs put you close to restaurants, parks, and downtown while keeping a reasonable drive to the post. Neighborhoods vary block by block, so this is an area where touring in person, or talking to a local agent, really helps.

### Monument and the Tri-Lakes Area

Monument and the Tri-Lakes communities sit north of Colorado Springs. They are popular with families who want a quieter, small-town feel and highly rated schools. The trade-off is a longer commute, often 35 minutes or more depending on traffic.

### Falcon and Peyton

East of the city, Falcon and Peyton offer newer construction and more land for the money. Both have grown quickly. Expect a longer drive to the post, but many families feel the extra space is worth it.

### Pueblo West

For families chasing the most home for the dollar, the Pueblo area, about 39 miles south by car, is worth a look. The commute is long, but lower housing costs can make sense for some budgets and schedules.

## Fort Carson BAH and the Cost of Living

If you live off post, the military helps cover your housing through BAH, which stands for Basic Allowance for Housing. BAH is a monthly, tax-free payment. The amount depends on three things: your rank, whether you have dependents, and your duty station's Military Housing Area, or MHA. An MHA is the geographic zone the Defense Department uses to set local housing pay. Fort Carson falls within the Colorado Springs MHA.

Because rates change each year and vary by rank and dependent status, we do not publish a rate table here. To find your exact figure, use the official DoD BAH calculator: [travel.dod.mil BAH Rate Lookup](https://www.travel.dod.mil/Allowances/Basic-Allowance-for-Housing/BAH-Rate-Lookup/). Enter your rank and ZIP code to see the current rate. Exact BAH rates are verified separately, so always confirm yours before signing a lease or making an offer.

For a sense of buying costs, the typical home value in Colorado Springs was about $447,000 in June 2026, according to [Zillow](https://www.zillow.com/home-values/394484/colorado-springs-co/). That is a typical value, not a median sale price. As of the week of June 18, 2026, [Freddie Mac](https://www.freddiemac.com/pmms) reported the average 30-year fixed mortgage rate at 6.47 percent. Whether buying or renting makes more sense depends on how long you expect to be stationed here, so run the numbers for your own situation.

## Schools Near Fort Carson

The schools your children attend depend on where you live. A few districts serve the Fort Carson area.

[Fountain-Fort Carson School District 8](https://www.ffc8.org/about-us) serves Fountain and parts of the post itself. It calls itself Colorado's most military-connected district, with roughly 70 percent of students from military or federally connected families, and all of its K-12 schools carry the Purple Star designation for military support.

[Widefield School District 3](https://www.wsd3.org/welcome-to-widefield) covers the Security-Widefield area on the southeast side of Colorado Springs. [Colorado Springs School District 11](https://www.d11.org/administration/aboutus) serves much of the central city and offers a wide range of choice and specialty programs. To the north, [Academy District 20](https://www.asd20.org/) serves the Monument and northern Colorado Springs area and is one of the larger districts in the region.

Boundaries can shift, so confirm the assigned school for any specific address before you commit.

## Healthcare: Evans Army Community Hospital

On-post medical care at Fort Carson is centered at [Evans Army Community Hospital](https://evans.tricare.mil/), which provides primary care, specialty clinics, and emergency services for eligible patients.

Your military health coverage runs through TRICARE, the health care program for service members and their families. Set up your TRICARE plan early in your PCS. Update your information in DEERS, choose or transfer your plan, and request any referrals before you arrive so there is no gap in care. You can review options and find clinic details on the [Evans Army Community Hospital site](https://evans.tricare.mil/Getting-Care). Getting this squared away early is one of the easiest ways to reduce stress after you land.

## Climate and Things to Do

Colorado Springs sits at about 6,000 feet above sea level, with the city center near 6,186 feet, according to the [National Weather Service](https://www.weather.gov/pub/climateCosDailyNormalsRecords). The Front Range climate is semi-arid, with low humidity, plenty of sunshine, and four real seasons. Snow can fall and then melt quickly. If you are coming from sea level, give yourself time to adjust to the altitude, drink extra water, and ease into hard workouts for the first week or two.

The payoff for that altitude is the scenery. [Garden of the Gods](https://coloradosprings.gov/gog), a free city park with towering red sandstone formations and views of Pikes Peak, is one of the most visited spots in the region. [Cheyenne Mountain State Park](https://cpw.state.co.us/state-parks/cheyenne-mountain-state-park), just south of the city, offers more than 28 miles of trails for hiking and biking. And the [Pike-San Isabel National Forests](https://www.fs.usda.gov/r02/psicc/recreation/pikes-peak-ranger-district) put hundreds of miles of trails, campgrounds, and the Pikes Peak highway within easy reach. For an outdoors-minded family, Fort Carson is hard to beat.
