# PCS to Joint Base McGuire-Dix-Lakehurst: A 2026 Guide for Military Families in New Jersey

If you have orders for a PCS to Joint Base McGuire-Dix-Lakehurst, welcome to central New Jersey. PCS stands for Permanent Change of Station, the military term for moving from one duty station to another. Joint Base McGuire-Dix-Lakehurst, or JBMDL for short, is a one-of-a-kind installation — the only tri-service joint base in the entire Department of Defense. This 2026 guide walks you through what to expect when you move here: where to live, how housing pay works, schools, healthcare, the local climate, and what there is to do once you are settled.

A move is a lot to manage at once. Our goal is to make the JBMDL part feel a little smaller and a lot clearer.

## What and Where Is Joint Base McGuire-Dix-Lakehurst?

Joint Base McGuire-Dix-Lakehurst is a U.S. military installation located in Burlington County in central New Jersey, roughly 25 miles southeast of Philadelphia and about 60 miles south of New York City. According to the [JBMDL About Us page](https://www.jbmdl.jb.mil/About-Us/About-Us/), the installation spans approximately 42,000 acres and is home to five wings and more than 88 mission partners.

What makes JBMDL unique is its tri-service history and structure. It was established in 2009 through the Base Realignment and Closure, or BRAC, process, which combined three former installations: McGuire Air Force Base, Fort Dix Army Base, and Lakehurst Naval Air Station. Today it is the only joint base in the DoD to host all three major service branches on a single installation.

The host wing is the 87th Air Base Wing, which manages day-to-day installation support for all mission partners. The 305th Air Mobility Wing, also based at the McGuire side, focuses on air mobility missions — providing strategic airlift and air refueling capabilities, flying aircraft such as the KC-46 tanker and C-17 transport. On the Army side, the U.S. Army Support Activity Fort Dix provides training and mobilization support. The Naval Support Activity Lakehurst is home to the Naval Air Warfare Center Aircraft Division, or NAWCAD, a major center for aircraft test, evaluation, and systems development. The base's mission statement, "Warfighters Supporting Warfighters," reflects that joint character.

In short, JBMDL is a large, busy installation with a diverse military community and easy access to two major metro areas.

## Where to Live When PCSing to JBMDL

Most families who move to JBMDL either live in on-post housing or settle in one of the surrounding communities. Your choice usually comes down to commute, schools, budget, and the feel you want. Contact the housing office early to ask about availability and wait times.

*Approximate one-way drive times to JBMDL. Times vary with traffic and which gate you use.*

### Wrightstown

Wrightstown sits right at the edge of the base and is as close to the main gate as you can get off post, with a commute of about five minutes. It is a small community with a tight-knit, practical feel. For families who want the shortest possible drive and a direct connection to the post, Wrightstown is hard to beat.

### Browns Mills

Browns Mills is one of the most popular choices for JBMDL families, just about ten minutes from the gate. It sits on the edge of the New Jersey Pinelands and has a mix of homes and rentals at price points that tend to be more accessible than the larger towns to the north. For many families, it is the right balance of closeness and everyday convenience.

### Pemberton

Pemberton Borough and Pemberton Township together make up a community about 12 minutes from the base. The area has a small-town character with schools in the Pemberton Township School District, which serves a large share of military-connected students from JBMDL. If a short commute and community schools are the priority, Pemberton is worth a close look.

### Mount Holly

Mount Holly is the county seat of Burlington County, about 20 minutes from the base. It has a charming historic downtown with shops, restaurants, and a range of housing types from older colonials to newer construction. The commute is still manageable, and the added amenities make it a strong option for families who want more of a town feel.

### Bordentown

Bordentown is about 25 minutes from the gate and sits along the Delaware River. It is known for its walkable historic district and its access to both New Jersey and Pennsylvania. Families who want a little more distance from the base without a long drive sometimes choose Bordentown for the quality of life.

### Burlington

The City of Burlington, also on the Delaware River, is about 30 minutes out. It has a range of housing and some of the oldest architecture in the state. Burlington City is close to major highways, which can make commuting flexible depending on your schedule and work location.

### Trenton

The state capital of New Jersey, Trenton sits about 35 minutes from the base. It is a larger city with more housing variety and direct transit connections to Philadelphia and New York. Families whose household has civilian employment in the region sometimes choose Trenton for its central location, even with the longer drive to the base.

## JBMDL BAH and the Cost of Living

If you live off post, the military helps cover your housing through BAH, which stands for Basic Allowance for Housing. BAH is a monthly, tax-free payment. The amount depends on three things: your rank, whether you have dependents, and your duty station's Military Housing Area, or MHA. An MHA is the geographic zone the Defense Department uses to set local housing pay.

Because rates change each year and vary by rank and dependent status, we do not publish a rate table here. To find your exact figure, use the official DoD BAH calculator at [travel.dod.mil BAH Rate Lookup](https://www.travel.dod.mil/Allowances/Basic-Allowance-for-Housing/BAH-Rate-Lookup/). Enter your rank and ZIP code to see the current rate. Always confirm your rate before signing a lease or making an offer.

For a sense of buying costs in the area closest to the base, the typical home value in Browns Mills was about $332,633 in May 2026, according to [Zillow](https://www.zillow.com/home-values/30621/browns-mills-nj/). That is a typical value, not a median sale price. As of the week of June 18, 2026, [Freddie Mac](https://www.freddiemac.com/pmms) reported the average 30-year fixed mortgage rate at 6.47 percent. Whether buying or renting makes more sense depends on how long you expect to be stationed here, so run the numbers for your own situation.

New Jersey's overall housing market tends to be higher-priced than the national average, so BAH rates in this region generally reflect those local costs. Communities closer to the base, like Browns Mills and Pemberton, typically offer more affordable options than towns closer to Philadelphia or New York.

## Schools Near JBMDL

The schools your children attend depend on where you live off post. Several districts serve the communities around JBMDL.

[Pemberton Township School District](https://www.pemberton.k12.nj.us/) is one of the largest districts in Burlington County and serves a significant number of military-connected students from JBMDL. It covers a pre-K through 12 program and includes several elementary schools, middle schools, and Pemberton Township High School.

[Northern Burlington County Regional School District](https://www.nburlington.com/) serves students in grades seven through twelve from several townships in northern Burlington County, and according to the district's own information, it also serves children of military personnel based at JBMDL. Students from communities like North Hanover Township and surrounding areas attend Northern Burlington County Regional High School.

[Bordentown Regional School District](https://www.bordentown.k12.nj.us/) covers Bordentown City and Bordentown Township with a pre-K through 12 program and serves families who settle in that part of Burlington County.

Attendance boundaries and zoning can shift, so confirm the assigned school for any specific address before you commit. The National Center for Education Statistics, at [nces.ed.gov](https://nces.ed.gov/ccd/districtsearch/), is a useful starting point for looking up district data.

## Healthcare: 87th Medical Group

On-post medical care at JBMDL is centered at the [87th Medical Group](https://mcguiredixlakehurst.tricare.mil/), located on the McGuire side of the installation. The 87th MDG provides primary care, family health, and a range of outpatient services for eligible patients. You can also find the facility listed on [TRICARE's MTF directory](https://tricare.mil/GettingCare/FindDoctor/MTF/Facilities/87th-Medical-Group-McGuire-Ambulatory-Care-Facility). MTF stands for Military Treatment Facility.

Your military health coverage runs through TRICARE, the health care program for service members and their families. Set up your TRICARE plan early in your PCS. Update your information in DEERS, choose or transfer your plan, and arrange any referrals before you arrive so there is no gap in care. You can find appointment and referral information on the [87th MDG's Getting Care page](https://mcguiredixlakehurst.tricare.mil/Getting-Care/Appointments-Referrals). Getting this squared away before you land is one of the easiest ways to reduce stress in the first weeks.

## Climate and Things to Do

Central New Jersey has a four-season climate with warm, humid summers, colorful falls, and winters that bring some snow. The [National Weather Service in Mount Holly](https://www.weather.gov/phi/) covers the Philadelphia and South Jersey region and is your best source for current forecasts and historical climate data before your move. In general, expect summer humidity, pleasant springs, crisp autumns, and winters that are cold but typically milder than the northern states.

The area around JBMDL sits on the edge of the New Jersey Pinelands, commonly known as the Pine Barrens, one of the most unusual natural areas on the East Coast. [Brendan T. Byrne State Forest](https://dep.nj.gov/parksandforests/state-park/brendan-t-byrne-state-forest/), managed by the New Jersey Department of Environmental Protection, covers just over 38,000 acres of pine and oak forest in Burlington County. It offers more than 25 miles of marked trails for hiking, mountain biking, and cross-country skiing, as well as camping and access to the cedar-stained rivers that run through the Pines. The Batona Trail, a long-distance hiking trail, passes through the forest as well.

Beyond the Pines, the Jersey Shore is within about an hour's drive, putting beaches like Long Beach Island and Point Pleasant within reach for a summer day trip. Philadelphia is roughly 40 minutes from the base by car, offering world-class museums, restaurants, professional sports, and historic sites. New York City is about 90 minutes away by car or accessible by train from Trenton, making weekend trips easy for families who want a big-city option.
