# PCS to Joint Base San Antonio: A 2026 Guide for Military Families

If you have orders for a PCS to Joint Base San Antonio, welcome to South Texas. PCS stands for Permanent Change of Station, the military term for moving from one duty station to another. Joint Base San Antonio, often called JBSA, is not one location. It is a single joint base made up of three main sites: JBSA-Fort Sam Houston, JBSA-Lackland, and JBSA-Randolph. This 2026 guide is for the service members, civilians, and families moving here to live and work.

A move is a lot to manage. Our goal is to make the JBSA part clearer, covering where to live, housing pay, schools, healthcare, climate, and things to do. Keep one thing in mind: your daily commute depends on which JBSA location you report to, so know your site before you pick a neighborhood.

## What and Where Is Joint Base San Antonio?

Joint Base San Antonio is a large military community in and around San Antonio, Texas. According to the [official JBSA website](https://www.jbsa.mil/), the Air Force is the lead agency, and the base is run by the 502d Air Base Wing. The three primary locations were once separate installations that merged into one joint base in 2010, and each has its own focus:

- **JBSA-Fort Sam Houston** is the Army side, on the north-central edge of the city. It is home to Brooke Army Medical Center and the Medical Education and Training Campus, where many of the military's medical professionals train.
- **JBSA-Lackland** is on the southwest side and is the home of Air Force Basic Military Training, run by the [37th Training Wing](https://www.jbsa.mil/), the largest training wing in the Air Force.
- **JBSA-Randolph** sits to the northeast and hosts the 12th Flying Training Wing and the headquarters of Air Education and Training Command.

There is also JBSA-Camp Bullis, a training annex northwest of the city. Because these sites are spread across a wide metro area, two families with the same orders to "JBSA" can have very different commutes. Confirm your reporting location early.

## Where to Live When PCSing to JBSA

Many families who move to JBSA either live in on-base housing or settle in a surrounding community. Your choice usually comes down to commute, schools, budget, and the feel you want. On-base housing may be available at each location, so ask your sponsor and the housing office about wait times.

*Approximate one-way drive times to JBSA. Times vary with traffic and which location and gate you use.*

### Central and Downtown San Antonio (near Fort Sam Houston)

If you report to JBSA-Fort Sam Houston, central and downtown San Antonio put you closest to the gate, often around 10 minutes away. You get city living, with restaurants, parks, and the River Walk nearby. Neighborhoods vary block by block, so touring in person helps.

### Live Oak, Selma, and Converse (near Randolph)

Just northeast of the city, Live Oak, Selma, and Converse sit close to JBSA-Randolph, often about 12 minutes from the gate. These are practical, family-friendly suburbs with a mix of established homes and newer neighborhoods, and many Randolph families start here.

### Universal City, Schertz, and Cibolo (near Randolph)

A little farther northeast, Universal City, Schertz, and Cibolo are popular with Randolph families, usually around 15 minutes from the gate. They offer a quieter, suburban feel, newer construction, and well-regarded schools.

### Far West San Antonio and Helotes (near Lackland)

If you report to JBSA-Lackland on the southwest side, the far west side of San Antonio and Helotes are worth a look, often about 25 minutes from the gate, with newer neighborhoods and more space.

### New Braunfels (near Randolph)

About 30 minutes northeast of JBSA-Randolph, New Braunfels is a fast-growing town with German roots, a small-town feel, and rivers for tubing and swimming. The commute is longer, but many families feel it is worth it.

The school district you fall under depends on your address. We cover the on-post and civilian districts below.

## JBSA BAH and the Cost of Living

If you live off base, the military helps cover your housing through BAH, which stands for Basic Allowance for Housing. BAH is a monthly, tax-free payment. The amount depends on your rank, whether you have dependents, and your duty station's Military Housing Area, or MHA, the geographic zone the Defense Department uses to set local housing pay. All three JBSA locations fall within the San Antonio, TX Military Housing Area, so the same rates apply no matter which site you report to.

Because rates change each year and vary by rank and dependent status, we do not publish a rate table here. To find your exact figure, use the official DoD calculator: [travel.dod.mil BAH Rate Lookup](https://www.travel.dod.mil/Allowances/Basic-Allowance-for-Housing/BAH-Rate-Lookup/). Enter your rank and ZIP code, and confirm yours before signing a lease or making an offer.

For a sense of buying costs, the typical home value in San Antonio was about $251,000 in June 2026, according to [Zillow](https://www.zillow.com/home-values/6915/san-antonio-tx/). That is a typical value, not a median sale price. As of the week of June 18, 2026, [Freddie Mac](https://www.freddiemac.com/pmms) reported the average 30-year fixed mortgage rate at 6.47 percent. Whether buying or renting makes more sense depends on your timeline here.

## Schools Near JBSA

The schools your children attend depend on where you live. Several districts serve the wide JBSA area.

Families on JBSA-Fort Sam Houston are served by the on-post [Fort Sam Houston Independent School District](https://www.fshisd.net/). Off base, [San Antonio Independent School District](https://www.saisd.net/) serves much of the urban core. To the north and northeast, [North East Independent School District](https://www.neisd.net/) and [Judson Independent School District](https://www.judsonisd.org/) cover communities near Randolph, and the [Schertz-Cibolo-Universal City Independent School District](https://www.scucisd.org/) serves the Schertz, Cibolo, and Universal City suburbs. On the west and northwest sides near Lackland, [Northside Independent School District](https://www.nisd.net/) is one of the largest districts in the state.

Boundaries can shift, so confirm the assigned school for any specific address before you commit.

## Healthcare: Brooke Army Medical Center

On-base medical care for the JBSA community is anchored by [Brooke Army Medical Center](https://bamc.tricare.mil/), or BAMC, at JBSA-Fort Sam Houston. According to its [About Us](https://bamc.tricare.mil/About-Us) page, BAMC is the largest hospital in the Department of Defense and its only stateside Level I trauma center, meaning it is equipped to handle the most serious injuries. It provides primary care, specialty clinics, and emergency services for eligible patients. On the southwest side, the [Wilford Hall Ambulatory Surgical Center](https://wilfordhall.tricare.mil/) at JBSA-Lackland offers outpatient care and a family emergency center.

Your military health coverage runs through TRICARE, the health care program for service members and their families. Set up your plan early. Update your information in DEERS, the Defense Enrollment Eligibility Reporting System that confirms your benefits, then choose or transfer your plan and request any referrals before you arrive so there is no gap in care. Review options on the [BAMC Getting Care](https://bamc.tricare.mil/Getting-Care) page. Doing this early is one of the easiest ways to reduce stress after you land.

## Climate and Things to Do

San Antonio has a warm climate that sits between humid subtropical and semi-arid. The [National Weather Service Austin/San Antonio office](https://www.weather.gov/ewx/climate) keeps the local normals and records. Expect long, hot summers, short mild winters, and plenty of sunshine. If you are coming from a cooler place, plan for the summer heat and humidity.

The payoff is everything you can do outdoors and around town. The [San Antonio Missions National Historical Park](https://www.nps.gov/saan/index.htm) preserves four of the city's Spanish colonial missions and is the only UNESCO World Heritage Site in Texas, with a hike-and-bike trail to downtown, where you will also find the River Walk and the Alamo. For time in nature, [Government Canyon State Natural Area](https://tpwd.texas.gov/state-parks/government-canyon) on the north side offers more than 40 miles of trails, and [Guadalupe River State Park](https://tpwd.texas.gov/state-parks/guadalupe-river), about 30 miles north, is a favorite for swimming, tubing, and camping. Families also enjoy Natural Bridge Caverns, a large cave system northeast of the city.
