# PCS to MCRD Parris Island: A 2026 Guide for Military Families

If you have orders for a PCS to MCRD Parris Island, welcome to the South Carolina Lowcountry. PCS stands for Permanent Change of Station, the military term for moving from one duty station to another. MCRD stands for Marine Corps Recruit Depot, the installation where the Marine Corps trains new recruits. Parris Island is famous as a boot camp, but it is also a permanent-duty station. This 2026 guide is written for the permanent-party staff, drill instructors, support personnel, and their families who are moving to the Beaufort area to live and work.

A move is a lot to manage at once. Our goal is to make the Parris Island part feel clearer. We will cover where to live, how housing pay works, schools, healthcare, the local climate, and a few things to do once you are settled.

## What and Where Is MCRD Parris Island?

Marine Corps Recruit Depot Parris Island sits on an island in Port Royal Sound, just south of the city of Beaufort, in Beaufort County, South Carolina. It is part of the Lowcountry, a coastal region of salt marsh, tidal creeks, and barrier islands.

The depot's mission is to make Marines. According to [MCRD Parris Island](https://www.mcrdpi.marines.mil/), about 20,000 recruits come to the island each year for 13 weeks of rigorous basic training, and the depot is home to entry-level enlisted training for 50 percent of male recruits and 100 percent of female recruits in the Marine Corps. The depot serves as the home of the [Eastern Recruiting Region](https://www.mcrdpi.marines.mil/About/Mission-We-Make-Marines/). In plain terms, this is a busy, historic installation with a strong community and a long legacy.

You may also hear about Marine Corps Air Station (MCAS) Beaufort nearby. That is a separate installation. This guide keeps its focus on Parris Island.

## Where to Live When PCSing to Parris Island

Permanent personnel may have access to on-base housing, so ask your sponsor and the housing office about current options and wait times. Many families also settle in one of the surrounding Lowcountry communities. Your choice usually comes down to commute, schools, and budget.

*Approximate one-way drive times to MCRD Parris Island. Times vary with traffic and which gate you use.*

### Port Royal

Port Royal is the closest town to the depot, about 10 minutes away. It is a small, walkable waterfront community right between Beaufort and the island. Many families like the short commute and the quiet, neighborhood feel.

### Beaufort

The city of Beaufort is about 15 minutes from the depot and is the hub of the area. You will find historic downtown streets, shops, restaurants, and housing from older homes to newer subdivisions. It is a strong choice if you want amenities close by.

### Burton

Burton sits just west of Beaufort, roughly 20 minutes from the depot. It tends to offer more affordable housing and easy access to shopping. It is a good middle-ground option for families watching their budget.

### Bluffton

Bluffton is about 35 minutes from the depot, toward Hilton Head. It has grown quickly and offers many newer neighborhoods, good schools, and plenty of shopping. The trade-off is a longer commute.

### Ridgeland

Ridgeland is roughly 40 minutes from the depot in neighboring Jasper County. It is more rural and can offer more land and home for the money. Weigh the longer drive against the savings.

### Hardeeville

Hardeeville is about 45 minutes from the depot, near the Georgia line and Interstate 95. It has seen new construction and master-planned communities that draw some families.

### Hilton Head Island

Hilton Head Island is about 50 minutes from the depot and is best known as a resort destination. It offers beaches, golf, and an active community, though housing costs can run higher and the commute is longer.

## Parris Island BAH and the Cost of Living

If you live off base, the military helps cover your housing through BAH, which stands for Basic Allowance for Housing. BAH is a monthly, tax-free payment. The amount depends on three things: your rank, whether you have dependents, and your duty station's Military Housing Area, or MHA. An MHA is the geographic zone the Defense Department uses to set local housing pay. Parris Island falls within the Beaufort, South Carolina Military Housing Area.

Because rates change each year and vary by rank and dependent status, we do not publish a rate table here. To find your exact figure, use the official DoD calculator: [travel.dod.mil BAH Rate Lookup](https://www.travel.dod.mil/Allowances/Basic-Allowance-for-Housing/BAH-Rate-Lookup/). Enter your rank and ZIP code to see the current rate. Exact BAH rates are verified separately, so always confirm yours before signing a lease or making an offer.

For a sense of buying costs, the typical home value in Beaufort was about $366,000 in June 2026, according to [Zillow](https://www.zillow.com/home-values/44081/beaufort-sc/). That is a typical value, not a median sale price. As of the week of June 18, 2026, [Freddie Mac](https://www.freddiemac.com/pmms) reported the average 30-year fixed mortgage rate at 6.47 percent. Whether buying or renting makes more sense depends on how long you expect to be stationed here, so run the numbers for your own situation.

## Schools Near Parris Island

The schools your children attend depend on where you live. Most of the area is served by one large county district.

The [Beaufort County School District](https://www.beaufortschools.net/) covers Beaufort, Port Royal, Burton, Bluffton, Hilton Head Island, and the surrounding communities. It runs elementary, middle, and high schools across the county, plus choice and magnet programs. You can review its [full list of schools](https://www.beaufortschools.net/schools) on the district site. Families who settle in Jasper County, near Ridgeland or Hardeeville, will look at the Jasper County School District instead.

Boundaries and attendance zones can shift, so confirm the assigned school for any specific address before you commit.

## Healthcare: Naval Hospital Beaufort

On-base and local military care for the Parris Island community runs through [Naval Hospital Beaufort](https://beaufort.tricare.mil/), located in Beaufort. The hospital provides primary care, specialty care, surgery, and emergency services for eligible patients, and it operates a branch clinic right on [Marine Corps Recruit Depot Parris Island](https://beaufort.tricare.mil/Clinics/Marine-Corps-Recruit-Depot-Parris-Island).

Your military health coverage runs through TRICARE, the military health program. Set up your TRICARE plan early in your PCS. Update your information in DEERS, choose or transfer your plan, and request any referrals through the hospital's [Appointments and Referrals](https://beaufort.tricare.mil/Getting-Care/Appointments-Referrals) page before you arrive so there is no gap in care. Getting this squared away early is one of the easiest ways to reduce stress.

## Climate and Things to Do

Beaufort has a humid subtropical climate, typical of the Lowcountry, with warm, muggy summers and mild winters. The coast is also exposed to tropical weather. According to the [National Weather Service](https://www.weather.gov/chs/tchistory), nine tropical cyclones have made landfall in Beaufort County since records began in 1851, with most activity from August through October. Atlantic hurricane season runs from June through November, so build storm awareness into your year and follow local guidance when a system threatens.

The payoff for that coastal setting is the scenery and the outdoors. [Hunting Island State Park](https://southcarolinaparks.com/hunting-island), just south of Beaufort, is the state's most popular state park, with five miles of beaches, maritime forest, and a historic lighthouse you can climb. Closer to Bluffton and Hilton Head, [Pinckney Island National Wildlife Refuge](https://www.fws.gov/refuge/pinckney-island) offers more than 14 miles of trails for hiking, biking, and wildlife watching across salt marsh and forest. For an outdoors-minded family, the Lowcountry is hard to beat.
