# PCS to Whiteman AFB: A 2026 Guide for Military Families

If you have orders for a PCS to Whiteman Air Force Base, welcome to west-central Missouri. PCS stands for Permanent Change of Station, the military term for moving from one duty station to another. Whiteman AFB is the only base in the Air Force that flies the B-2 Spirit stealth bomber, which makes it one of the most unique assignments in the service. This 2026 guide is written for the airmen, officers, civilian employees, and families who are making this move. We will cover what makes Whiteman different, where to live, how housing pay works, schools, healthcare, the local climate, and things to do once you are settled.

A move is a lot to manage at once. Our goal is to make the Whiteman part feel clearer and a little smaller.

## What and Where Is Whiteman AFB?

Whiteman Air Force Base is located in Johnson County, Missouri, about 65 miles east of Kansas City and two miles south of the small city of Knob Noster. It sits in the gently rolling farmland of west-central Missouri, and the surrounding landscape is one of open fields, woodlands, and small towns.

The host unit is the [509th Bomb Wing](https://www.whiteman.af.mil/About/Fact-Sheets/Display/Article/323963/509th-bomb-wing/), which is part of Air Force Global Strike Command. According to its official fact sheet, the 509th BW and its fleet of B-2 Spirit bombers "serve as part of the Air Force's conventional and strategic combat force" and can "project U.S. airpower anywhere around the world from home station." The wing's mission statement is concise: "Execute Nuclear Operations and Global Strike... Anytime, Anywhere!" The 509th BW comprises approximately 5,600 military members and 2,000 civilian employees.

The wing is organized into four groups. The 509th Operations Group manages and employs all of the Air Force's B-2 Spirit stealth bombers. It is also the Air Force's sole B-2 schoolhouse, training every active-duty and Air National Guard B-2 pilot. The 509th Maintenance Group maintains the nation's only long-range stealth bomber. The 509th Mission Support Group handles base operations, security, communications, and Airmen and family support. And the [509th Medical Group](https://whiteman.tricare.mil/About-Us) provides health services for more than 12,000 beneficiaries at the installation.

The 131st Bomb Wing of the Missouri Air National Guard is also based at Whiteman, making it one of the few Air Force installations where active duty and Guard B-2 units share the same runway.

## Where to Live When PCSing to Whiteman AFB

Most families who move to Whiteman either live in on-base housing or settle in one of the surrounding communities. Your choice usually comes down to commute time, schools, budget, and the daily feel you want. The nearest off-base communities are small, quiet, and genuinely affordable. Kansas City is within reach for big-city amenities when you want them.

*Approximate one-way drive times to Whiteman AFB. Times vary with traffic and which gate you use.*

### Knob Noster

Knob Noster is the community that sits right next to the base, and the main gate is only about five minutes from most neighborhoods in town. It is small, quiet, and practical, with a tight-knit community where military families make up a large share of the population. On-base Whiteman AFB Elementary School is part of the Knob Noster R-VIII School District and serves families stationed at the installation. If you want the shortest possible commute and an easy on-base connection, Knob Noster is the natural first choice.

### Warrensburg

Warrensburg is about 13 miles east of the base, a roughly 15-minute drive. It is the largest city in Johnson County and the county seat, with Central Missouri University adding a college-town feel. You will find more restaurants, shops, and services here than in Knob Noster, plus a wider range of housing. Many Whiteman families settle in Warrensburg for that balance of proximity and amenities. The [Warrensburg R-VI School District](https://www.warrensburgr6.org/) serves families living in the city.

### Sedalia

Sedalia is the seat of Pettis County, about 25 miles west of the base. It is a genuine small city with its own downtown, a hospital, and a broader range of housing and rental options. The commute runs roughly 25 minutes on US-50. Families who want more city character and do not mind a slightly longer drive often look at Sedalia.

### Holden

Holden is a small town about 24 miles northeast of the base via US-50, roughly 30 minutes by car. It offers a quieter rural setting with lower housing costs, which can make a real difference for families stretching a housing budget. It is a practical option for those who prefer small-town life and are comfortable with a moderate commute.

### Lee's Summit

Lee's Summit is a well-regarded suburb on the southeast edge of the Kansas City metro, about 50 miles from the base and roughly 45 minutes by car on a clear day. It has top-rated schools, a strong job market for military spouses, and full city amenities. The commute is longer, but many families find the trade-off worthwhile for the school options and the Kansas City connection.

### Kansas City

For families who want everything a major metro can offer, Kansas City is about 65 miles from Whiteman, roughly an hour by car. It has the most in restaurants, hospitals, museums, sports, and employment options. The daily drive is the longest on this list, so it works best for households where at least one person works closer to the city or has a flexible schedule.

## Whiteman AFB BAH and the Cost of Living

If you live off base, the military helps cover your housing costs through BAH, which stands for Basic Allowance for Housing. BAH is a monthly, tax-free payment. The amount depends on three things: your rank, whether you have dependents, and your duty station's Military Housing Area, or MHA. An MHA is the geographic zone the Defense Department uses to set local housing pay. Whiteman AFB falls within its own MHA for BAH purposes.

Because rates change each year and vary by rank and dependent status, we do not publish a rate table here. To find your exact figure, use the official [DoD BAH calculator](https://www.travel.dod.mil/Allowances/Basic-Allowance-for-Housing/BAH-Rate-Lookup/) at travel.dod.mil. Enter your rank and ZIP code to see the current rate. Exact BAH rates are verified separately, so always confirm yours before signing a lease or making an offer.

For a sense of what buying looks like locally, the typical home value in Warrensburg was about $254,700 in June 2026, according to [Zillow](https://www.zillow.com/home-values/21161/warrensburg-mo/). That is a typical value, not a median sale price. As of the week of June 18, 2026, [Freddie Mac](https://www.freddiemac.com/pmms) reported the average 30-year fixed mortgage rate at 6.47 percent. Whether buying or renting makes more sense depends on how long you expect to be stationed here, so run the numbers for your own situation.

If you plan to use your VA loan benefit, a VA loan is a home loan backed by the Department of Veterans Affairs that allows eligible service members and veterans to buy with no money down. You can learn more in our [complete guide to buying your first home with a VA loan](/blog/complete-guide-to-buying-your-first-home-with-a-va-loan) and our overview of [what are the benefits of a VA loan](/blog/what-are-the-benefits-of-a-va-loan). For limits that may affect larger purchases, see our [2026 VA loan limits explained for military homebuyers](/blog/2026-va-loan-limits-explained-for-military-homebuyers).

## Schools Near Whiteman AFB

The schools your children attend depend on where you live. The base and its surrounding communities are served by two main districts.

Families who live on base or in Knob Noster are served by the [Knob Noster R-VIII School District](https://nces.ed.gov/ccd/districtsearch/district_detail.asp?ID2=2916830), which operates four schools: Whiteman A.F.B. Elementary (located on the installation), Knob Noster Elementary, Knob Noster Middle School, and Knob Noster High School. The district serves approximately 2,000 students and runs from prekindergarten through grade 12. The on-base elementary draws heavily from military families assigned to the wing.

Families who live in Warrensburg fall under the [Warrensburg R-VI School District](https://www.warrensburgr6.org/), a larger district that includes Warrensburg High School, Warrensburg Middle School, and several elementary schools. The district serves the broader Warrensburg community, including University of Central Missouri students' families, which brings a diverse student body.

Families settling in Sedalia, Holden, Lee's Summit, or Kansas City will fall under the school districts for those communities. Boundaries can shift, so confirm the assigned school for any specific address before you commit.

## Healthcare: The 509th Medical Group

On-base medical care at Whiteman AFB is provided by the [509th Medical Group](https://whiteman.tricare.mil/About-Us), which is located at 331 Sijan Avenue on the installation. According to its official site, the 509th Medical Group "provides trusted medical support, community health and wellness, and developing and sustaining mission-ready medics," and it serves more than 12,000 beneficiaries. The group is accredited by The Joint Commission.

The MTF, or Military Treatment Facility, offers primary care through [Family Health and Flight Medicine clinics](https://whiteman.tricare.mil/Health-Services/Primary-Care), as well as preventive care, pharmacy, dental, optometry, pediatrics, women's health, behavioral health, lab, and radiology services. You can schedule appointments and referrals through the [509th MDG appointments page](https://whiteman.tricare.mil/Getting-Care/Appointments-Referrals).

Your military health coverage runs through TRICARE, the health care program for active-duty service members and their families. Set up your TRICARE plan early in your PCS. Update your information in DEERS (the Defense Enrollment Eligibility Reporting System), choose or transfer your plan, and arrange any referrals before you arrive so there is no gap in care. Getting this squared away before you report in is one of the easiest ways to reduce stress after you land.

## Climate and Things to Do

Whiteman AFB sits in the humid continental climate zone of west-central Missouri. Summers are warm and humid, with July highs typically in the upper 80s to low 90s Fahrenheit. Winters are cold, with January temperatures often dropping below freezing, and the area does receive snow. Spring and fall are pleasant and are the most comfortable seasons to be outdoors. The [National Weather Service forecast office for Kansas City and Pleasant Hill](https://forecast.weather.gov/MapClick.php?CityName=Whiteman+Air+Force+Base&state=MO&site=EAX&textField1=38.7327&textField2=-93.5546) covers this area and maintains local forecasts if you want to check conditions or historical norms before your move.

Once you are settled, the area has more to offer than the small towns suggest. [Knob Noster State Park](https://mostateparks.com/park/knob-noster-state-park), located just minutes from the base, is a 3,567-acre park of open oak woodland along Clearfork Creek. The park has trails for hiking, mountain biking, and horseback riding, two small fishing lakes, campgrounds with modern facilities, and backcountry camping options. It is the kind of park where you can be on the trail in 10 minutes from the gate.

[Harry S. Truman State Park](https://mostateparks.com/park/truman-park) sits on the Truman Lake reservoir, about 30 minutes south of the base. The 55,600-acre lake is known for excellent fishing for crappie, black bass, catfish, and white bass. The park has six campgrounds, a marina, a beach, and miles of hiking trails through open oak woodland. For families who like fishing and boating, it is one of the best spots in the region.

Kansas City, about an hour west, offers professional sports teams, a nationally recognized barbecue scene, the Nelson-Atkins Museum of Art, the National World War I Museum, and Union Station. It is a full metro with everything you might miss from a larger duty station.
