What and Where Is the Naval Academy and NSA Annapolis?

Where to Live When PCSing to NSA Annapolis
Most families arriving at the Naval Academy choose between living on the yard (the Academy's term for the campus and adjacent grounds), in the North Severn family housing area on the opposite bank, or in one of the surrounding civilian communities. Your choice typically comes down to commute, school preferences, budget, and lifestyle. Permanent party personnel may be eligible for on-yard or North Severn housing — ask your sponsor and the NSA Annapolis housing office about current wait times and eligibility as soon as you receive orders.

Annapolis
Downtown Annapolis and the neighborhoods surrounding it put you five minutes or less from the Academy gates. The walkable historic district, the City Dock, and the waterfront restaurants are right there. Homes range from colonial-era row houses to newer condos and single-family neighborhoods. It is the most convenient choice by far, and many officers on short tours prefer it because they can walk or bike to work.
Arnold
Arnold is a residential community about 10 minutes from the Academy via Route 2. It offers a suburban feel, good schools, and easy access to the Bay Bridge corridor for families who travel the Washington-Baltimore metro.
Severna Park
Severna Park, roughly 15 minutes north, is one of the more sought-after communities in Anne Arundel County, known for strong schools, well-maintained neighborhoods, and the B&A Trail. It has a long history of military families.
Edgewater
Edgewater is on the South River, about 15 minutes south. It offers waterfront and near-waterfront neighborhoods and an easy connection to Chesapeake Bay boating.
Davidsonville
Davidsonville is semi-rural, roughly 20 minutes from the Academy. It draws families who want larger lots and a quieter setting while staying in the county school system.
Crofton

Gambrills sits at the northern edge of Anne Arundel County, about 25 minutes away, with newer construction at somewhat lower price points than closer-in communities.
BAH and the Cost of Living in Annapolis
If you live off post, the military helps cover your housing costs through BAH, which stands for Basic Allowance for Housing. BAH is a monthly, tax-free payment set by the Department of Defense. The amount depends on three things: your rank, whether you have dependents, and your duty station's Military Housing Area, or MHA. The MHA is the geographic zone used to calculate local housing pay. NSA Annapolis falls within the Annapolis, Maryland MHA, which reflects the cost of housing in one of the more expensive markets on the East Coast.
