A family at NAS Pensacola has very different housing math than one at NAS Key West, and Tampa is its own animal. Below are real 2026 BAH (Basic Allowance for Housing, the tax-free monthly amount the military pays you toward rent or a mortgage) numbers paired with real rents and home prices, so you can plan with facts instead of vibes.
Why Florida Works Financially for Military Families
- No state income tax. Florida does not tax wages, BAH, BAS (Basic Allowance for Subsistence, your food allowance), or military retirement pay. If you are coming from a state that takes 5 to 9 percent of your check, that raise hits the first LES (Leave and Earnings Statement) after you change your home of record.
- Homestead exemption. Florida gives every primary-residence owner up to $50,000 off taxable home value, per the Florida Department of Revenue.
- Disabled veteran property tax breaks. A service-connected disability of 10 percent or more adds another $5,000 off assessed value. A 100 percent permanent and total VA rating means zero property tax on your primary home, per the Florida Department of Veterans' Affairs.
- VA Loan country. Zero down, no PMI, and competitive rates make Florida one of the better markets to buy with your VA Loan benefit.

The pattern is clear in most of Florida: BAH meaningfully exceeds median rent. That gap is the room you have to either buy a home (and put BAH toward equity) or rent something nicer than the median. Key West and Cocoa Beach are the exceptions where the local market eats most or all of your allowance.
MacDill AFB (Tampa)
2026 BAH for E-5 with deps: $2,709
Tampa is Florida's most competitive military housing market and has the highest BAH outside the Keys. The 2026 rate ticked up 0.6 percent from 2025. The Tampa metro median home sat near $433,000 in spring 2026, with median rent around $1,950.
- Brandon and Riverview: the steady family choice. Newer construction, decent schools, 25 to 35 minute commute. Homes typically $350,000 to $450,000.
- South Tampa: shortest commute and walkable, but premium pricing.
- Apollo Beach and Ruskin: more home for the money if you can stomach 35 to 45 minutes of I-75.
Tampa's overall cost of living runs a few percent above the national average. Plan for higher grocery and entertainment costs than the Panhandle.
Eglin AFB and Hurlburt Field (Niceville / Fort Walton Beach)

Northwest Florida is where BAH really stretches. Eglin and Hurlburt share the Fort Walton Beach MHA, and rates rose 0.4 percent for 2026. Median home prices run about $325,000 in Fort Walton Beach and roughly $415,000 in Niceville, where the Okaloosa County schools are the regional standout.
- Fort Walton Beach: most affordable, shortest commute, older housing stock.
- Niceville: family pick for schools, priced accordingly.
- Crestview: more house for the money, 35 to 45 minute commute.
- Destin: beach lifestyle pricing, not really a BAH-friendly market for enlisted families.

NAS Jacksonville and NS Mayport
2026 BAH for E-5 with deps: $2,181
Jacksonville is one of the most affordable major metros in Florida, period. The 2026 BAH rate decreased 2.4 percent from 2025 as the metro softened. Median home price was about $300,000 in spring 2026, with median rent near $1,511. Your BAH covers rent with real margin, and a VA Loan with no down payment can put your PITI (Principal, Interest, Taxes, and Insurance) at or below rent in most neighborhoods.
- Orange Park (Clay County): family favorite, strong schools, 15 to 25 minutes to NAS Jax.
- Westside: most affordable, shortest commute, homes in the low $200,000s.
- Mandarin: upscale, good schools, higher prices.
- Atlantic Beach / Neptune Beach: coastal lifestyle, factor in flood and wind insurance.
- Mayport sailors typically live in Atlantic Beach, Mayport, or Jacksonville Beach.
