If you have orders to Florida, your first real question is not "what is there to do?" It is "can we afford to live there?" The honest answer depends a lot on which base. A family at NAS Pensacola has very different housing math than one at NAS Key West, and Tampa is its own animal. Below are real 2026 BAH (Basic Allowance for Housing, the tax-free monthly amount the military pays you toward rent or a mortgage) numbers paired with real rents and home prices, so you can plan with facts instead of vibes.

Why Florida Works Financially for Military Families

  • No state income tax. Florida does not tax wages, BAH, BAS (Basic Allowance for Subsistence, your food allowance), or military retirement pay. If you are coming from a state that takes 5 to 9 percent of your check, that raise hits the first LES (Leave and Earnings Statement) after you change your home of record.
  • Homestead exemption. Florida gives every primary-residence owner up to $50,000 off taxable home value, per the Florida Department of Revenue.

The pattern is clear in most of Florida: BAH meaningfully exceeds median rent. That gap is the room you have to either buy a home (and put BAH toward equity) or rent something nicer than the median. Key West and Cocoa Beach are the exceptions where the local market eats most or all of your allowance.

MacDill AFB (Tampa)

2026 BAH for E-5 with deps: $2,709

Tampa is Florida's most competitive military housing market and has the highest BAH outside the Keys. The 2026 rate ticked up 0.6 percent from 2025. The Tampa metro median home sat near $433,000 in spring 2026, with median rent around $1,950.

  • Brandon and Riverview: the steady family choice. Newer construction, decent schools, 25 to 35 minute commute. Homes typically $350,000 to $450,000.
  • South Tampa: shortest commute and walkable, but premium pricing.
  • Apollo Beach and Ruskin: more home for the money if you can stomach 35 to 45 minutes of I-75.

Tampa's overall cost of living runs a few percent above the national average. Plan for higher grocery and entertainment costs than the Panhandle.

Eglin AFB and Hurlburt Field (Niceville / Fort Walton Beach)

2026 BAH for E-5 with deps: $2,433

Northwest Florida is where BAH really stretches. Eglin and Hurlburt share the Fort Walton Beach MHA, and rates rose 0.4 percent for 2026. Median home prices run about $325,000 in Fort Walton Beach and roughly $415,000 in Niceville, where the Okaloosa County schools are the regional standout.

  • Fort Walton Beach: most affordable, shortest commute, older housing stock.
  • Niceville: family pick for schools, priced accordingly.
  • Crestview: more house for the money, 35 to 45 minute commute.
  • Destin: beach lifestyle pricing, not really a BAH-friendly market for enlisted families.

NAS Jacksonville and NS Mayport

2026 BAH for E-5 with deps: $2,181

Jacksonville is one of the most affordable major metros in Florida, period. The 2026 BAH rate decreased 2.4 percent from 2025 as the metro softened. Median home price was about $300,000 in spring 2026, with median rent near $1,511. Your BAH covers rent with real margin, and a VA Loan with no down payment can put your PITI (Principal, Interest, Taxes, and Insurance) at or below rent in most neighborhoods.

  • Orange Park (Clay County): family favorite, strong schools, 15 to 25 minutes to NAS Jax.
  • Westside: most affordable, shortest commute, homes in the low $200,000s.
  • Mandarin: upscale, good schools, higher prices.
  • Atlantic Beach / Neptune Beach: coastal lifestyle, factor in flood and wind insurance.
  • Mayport sailors typically live in Atlantic Beach, Mayport, or Jacksonville Beach.

Pensacola has the lowest BAH of any major Florida base, but it also has some of the lowest rents in the state. Average apartment rent is roughly $1,457, and the median home price is about $355,000. Many families cross the bridge to Gulf Breeze (Santa Rosa County) for better schools and a slightly longer commute. Pace and Milton further north offer newer construction at lower prices. Windstorm insurance on coastal properties can add several thousand dollars a year above a standard policy — build that into any mortgage comparison before you write an offer.

Patrick SFB (Cocoa Beach / Melbourne)

2026 BAH for E-5 with deps: $2,502

Patrick uses the Melbourne-Titusville MHA, and 2026 rates jumped 7.3 percent over 2025 — one of the biggest increases in the state, tracking the Space Coast boom from commercial spaceflight growth.

The market is split. Cocoa Beach is now one of Florida's pricier zip codes, with a median single-family home around $875,000 and median rents near $2,800. Melbourne is much more reachable for enlisted families at roughly $355,000 median price and $1,800 median rent. Satellite Beach, Indialantic, and Suntree are common middle-ground picks. Palm Bay and Titusville are the budget plays with longer commutes.

NAS Key West

2026 BAH for E-5 with deps: $3,969

Key West has the highest BAH of any Florida base by a wide margin, and it needs to. Median home prices hover around $1 million, and median rent runs $2,500 or higher. Buying a single-family home is out of reach for most ranks. Condos, townhomes, and on-base housing are the realistic options. Many sailors and Coast Guard families live further up the Keys — Big Coppitt, Sugarloaf, Cudjoe — for slightly lower prices and longer commutes.

The 2026 rate decreased 5.2 percent from 2025 as the market cooled slightly. Key West is the one Florida assignment where on-base housing is almost always the smartest financial move.

What Florida's Tax Picture Means for Your Paycheck

The no-state-income-tax story is real. If you are PCSing from California (up to 9.3 percent) or North Carolina (4.5 percent flat), every dollar of base pay stays with you the moment your home of record changes to Florida. For an E-6 coming from NC, that is roughly $2,160 a year back in your pocket. For an O-4 coming from California, it can clear $6,000.

Property tax rates vary by county but are reasonable: roughly 1.0 percent in Hillsborough (MacDill) and Duval (NAS Jax), 0.85 percent in Okaloosa (Eglin / Hurlburt) and Brevard (Patrick), 0.80 percent in Escambia (Pensacola), and 0.70 percent in Monroe (Key West). Apply your $50,000 homestead exemption on top, and the effective property tax on a $350,000 home in Okaloosa County drops to roughly $2,550 a year. That is the kind of math that makes a VA Loan in Florida cash flow well.

Rent vs Buy: How to Decide

The short version: if you are at the station for three or more years and you can find a home that fits your BAH after taxes and insurance, buying with a VA Loan almost always wins on the math. Your BAH pays your mortgage, you build equity, and when you PCS you either sell or rent the home out.

Renting is the right move when your tour is short, your follow-on is uncertain, or the local market is overpriced relative to rents (look closely at Cocoa Beach and Tampa). Buying makes sense when you are stable, the rent-vs-PITI math favors buying after insurance, and you plan to keep the home as a rental at your next PCS.
