If you have orders for a Permanent Change of Station, or PCS, to the Presidio of Monterey, you are headed to one of the most distinctive duty stations in the U.S. military. Your assignment here will be defined by language — intensive foreign language training at the Defense Language Institute Foreign Language Center, or DLIFLC. Your days will be spent in a classroom, not a motor pool, and the town outside the gate is a small California coastal city that draws visitors from around the world.
That combination — demanding academic schedule, high cost of living, spectacular setting — shapes almost every housing decision you will make. This 2027 guide covers where to live, how housing pay works, schools, healthcare, and what to do once your first language exam is behind you.
What and Where Is the Presidio of Monterey?
The Presidio of Monterey is a U.S. Army installation on the Monterey Peninsula of central California, about 120 miles south of San Francisco and roughly two miles from downtown Monterey. According to the U.S. Army Garrison Presidio of Monterey, its primary mission is supporting the DLIFLC and the service members, families, civilians, and retirees assigned there.
The Defense Language Institute Foreign Language Center is the Department of Defense's principal institution for culturally informed foreign language education. Students from all branches — Army, Navy, Marine Corps, Air Force, and Space Force — study here in courses that run five days a week, seven hours per day, with two to three hours of homework most nights. The institute offers instruction in more than two dozen languages to approximately 3,500 students at any given time, with course lengths ranging from roughly 26 weeks for easier languages to 64 weeks for the most complex. Language study here is full-time and demanding in a way that is unlike most PCS assignments.
Also in Monterey is the Naval Postgraduate School, a U.S. Navy graduate university offering defense-focused graduate education to officers and civilians from across the Armed Forces — making Monterey home to two of the military's most academically focused installations.

Where to Live When PCSing to the Presidio of Monterey
The Presidio of Monterey is small and on-post housing is limited. Most students and permanent-party personnel live in the surrounding peninsula communities or the Salinas Valley. Your choice usually comes down to commute, budget, and school needs. Because housing costs here rank among the highest in the country, that decision matters more than at most duty stations.

Approximate one-way drive times to the Presidio of Monterey. Times vary with traffic and which gate you use.
Monterey
Living in Monterey itself puts you closest to the post, about five minutes by car. You will be a short drive from the waterfront, Cannery Row, and Old Fisherman's Wharf. Rents here are among the highest on the peninsula, so it tends to work best for families with more budget flexibility.
Del Rey Oaks
Del Rey Oaks is a small, quiet city about ten minutes from the post. It sits near the Monterey Regional Airport and offers a residential feel without the Monterey premium. Many military families find it a practical and affordable alternative.
Seaside
Seaside borders Monterey to the north, roughly ten minutes from the post, and has historically been the most popular choice for military families at the Presidio. Housing here tends to be more affordable than in Monterey, and the community has a strong military connection. If budget is your primary factor, start here.
Pacific Grove
Pacific Grove is at the tip of the peninsula, about ten minutes from the post. It is known for its Victorian cottages, monarch butterfly sanctuary, and rocky shoreline. Families who want a quieter, walkable small-town feel often land here.
Marina
Marina sits about fifteen minutes north along Highway 1 on the former site of Fort Ord, a decommissioned Army installation. Its military history shapes a military-friendly culture, and housing tends to be more affordable than on the waterfront peninsula. Cal State Monterey Bay is also in Marina, which can matter for spouses pursuing a degree.
Carmel
Carmel-by-the-Sea is about fifteen minutes south, one of the most beautiful small towns on the California coast — with prices to match. It works well for senior officers or dual-income families. For most enlisted students, the premium is hard to justify.
Salinas
Salinas is roughly twenty-five minutes inland via Highway 68 and offers significantly lower housing costs than any coastal community. For families prioritizing more home for the dollar, Salinas is worth a serious look, even with the longer commute.
BAH and the Cost of Living
If you live off post, the military covers housing costs through Basic Allowance for Housing, or BAH — a monthly, tax-free payment based on your rank, dependent status, and your duty station's Military Housing Area, or MHA. The Presidio of Monterey falls within the Monterey, California MHA. BAH rates here run higher than at most posts, but so do actual rents.
Because rates change each year, we do not publish a rate table. To find your exact figure, use the official DoD BAH calculator: travel.dod.mil BAH Rate Lookup. Confirm yours before signing a lease or making an offer.
For a sense of buying costs, the typical home value in Monterey was approximately $1,134,797 in mid-2026, according to Zillow. That is a typical value, not a median sale price. This is one of the most expensive housing markets in California. Costs in Seaside and Marina are lower but still well above national averages. As of the week of June 18, 2026, Freddie Mac reported the average 30-year fixed mortgage rate at 6.47 percent. Whether buying or renting makes more sense depends on your tour length and long-term plans.
