If you have orders for a PCS to Tyndall Air Force Base, welcome to the Florida Gulf coast. PCS stands for Permanent Change of Station, the military term for moving from one duty station to another. Tyndall AFB sits just east of Panama City on a narrow peninsula between St. Andrews Bay and the Gulf of Mexico. It is in the middle of a $4.7 billion rebuild following Hurricane Michael in 2018 and is on track to become the Air Force's first 21st-century "Installation of the Future."
This 2026 guide covers the essentials: mission and aircraft, where to live, BAH, schools, healthcare, and life on the Gulf coast.
What and Where Is Tyndall AFB?
Tyndall Air Force Base is located along the Florida Panhandle, roughly 12 miles east of downtown Panama City in Bay County. The base occupies a peninsula between St. Andrews Bay to the north and the Gulf of Mexico to the south.
The host unit is the 325th Fighter Wing, under Air Combat Command (ACC) and Fifteenth Air Force. According to the official fact sheet on tyndall.af.mil, the wing's mission is to project unrivaled combat airpower. The wing is currently transitioning to the F-35A Lightning II, a fifth-generation stealth multirole fighter. When the transition is complete, the 325th FW will operate three F-35A squadrons, becoming the Air Force's newest operational fighter wing. The F-22 Raptor training mission that was previously at Tyndall relocated to Joint Base Langley-Eustis in 2023.
The wing also includes the 325th Operations Group, 325th Maintenance Group, 325th Mission Support Group, and 325th Medical Group, plus 19 tenant organizations.
The rebuild is a defining feature of Tyndall right now. Hurricane Michael made direct landfall in October 2018, causing widespread destruction. New facilities and a modernized layout are going up across the installation — an unusual situation for any incoming family to navigate, but also a sign of significant long-term investment in the base.
Where to Live When PCSing to Tyndall AFB
Most families who move to Tyndall either live in on-post housing or settle in one of the communities surrounding Panama City. Your choice usually comes down to commute, schools, budget, and the feel you want. Because the base is still rebuilding after Hurricane Michael, ask your sponsor and the housing office about on-post availability and wait times before you commit to anything.

Approximate one-way drive times to Tyndall AFB. Times vary with traffic and which gate you use.
Callaway
Callaway is one of the closest communities to the main gate, about 10 minutes away. It is a practical, working-family town with established neighborhoods and short commutes — a common first choice for incoming service members.
Parker
Parker is also about 10 minutes from the base, near the shore of St. Andrews Bay. It is small and close-knit, with a mix of housing options for families who want a short commute and a quieter setting.
Springfield
Springfield sits just north of Panama City, roughly 12 minutes from Tyndall. It offers a mix of established homes and newer development at a practical price for the area.
Panama City
Panama City proper is the county seat and the largest urban center nearby, about 15 minutes from the base. It has the widest range of housing, shopping, restaurants, and services. Most families looking to rent or buy start their search here.
Lynn Haven
Lynn Haven is about 20 minutes from Tyndall, on the north shore of North Bay. It has a reputation for well-kept neighborhoods and good schools and is popular with families who want a little more space without a long drive.
Panama City Beach
Panama City Beach sits across the Hathaway Bridge from Panama City, about 30 minutes from Tyndall. It offers the area's most famous white-sand Gulf beaches. Housing runs higher than the rest of Bay County, but some families choose it for the waterfront access and lifestyle.
Mexico Beach
Mexico Beach is a small, quiet community roughly 30 minutes east of Tyndall. It was heavily damaged by Hurricane Michael and has been rebuilding. For families who want a slower pace and direct Gulf access, it is worth a look, though services are limited compared with Panama City.
Tyndall AFB BAH and the Cost of Living
If you live off base, the military helps cover your housing through BAH, which stands for Basic Allowance for Housing. BAH is a monthly, tax-free payment tied to three things: your rank, whether you have dependents, and your duty station's Military Housing Area, or MHA. An MHA is the geographic zone the Department of Defense uses to set local housing pay. Tyndall AFB falls within the Panama City, Florida Military Housing Area.
Because rates change each year and vary by rank and dependent status, we do not publish a rate table here. To find your exact figure, use the official DoD calculator at travel.dod.mil BAH Rate Lookup. Enter your rank and ZIP code to see the current rate. Always confirm your actual rate before signing a lease or making an offer.
For a sense of buying costs, the typical home value in Panama City was about $277,784 in June 2026, according to Zillow. That is a typical value, not a median sale price. The Panama City Beach market runs considerably higher, so your specific neighborhood will matter. As of the week of June 18, 2026, Freddie Mac reported the average 30-year fixed mortgage rate at 6.47 percent. Whether buying or renting makes more sense depends on your family's timeline and budget, so run the numbers for your own situation.
